Old Rag Escapes offers a choice of three properties near Old Rag Mountain. Old Rag Trailhead and Old Rag Foothills are neighboring farmhouses in Sperryville (Nethers), Virginia, steps away from the trailhead for the well-known hike up Old Rag Mountain. Old Rag Overlook, in nearby Etlan, is an estate of two homes on 32 acres looking right at Old Rag, about 10 minutes from the trailhead. Designed to cater to families and groups of friends, these renovated farmhouses blend rustic charm with modern comfort. Picture yourself in spacious living areas, cooking in well-appointed kitchens, or soaking in the hot tub under the stars. With mountain views from nearly every room, along with barbecues and fire pits outside, our accommodations promise an unforgettable retreat.

Old Rag Escapes offers a relaxing home base to explore the beauty of Shenandoah National Park and the surrounding region. Our two Sperryville farmhouses, a short drive from the historic Sperryville town center, are a stone’s throw away from the Old Rag Mountain trailhead, and Old Rag Overlook looks out at the mountain from 800 feet up in Etlan. Here, awake to mountain vistas from nearly every room, with a tranquility that few destinations can rival. Beyond, adventure beckons with hiking, trout fishing along the Hughes River, and a wealth of other pursuits. Explore the historic town of Sperryville, enjoy local wineries, breweries, and distilleries, or take in the views along Skyline Drive. Old Rag Escapes provides ample opportunities to explore the beauty that surrounds you.

With three properties to choose from (Old Rag Trailhead, Old Rag Foothills and Old Rag Overlook), you have the flexibility to pick the perfect setting for your getaway, and even to rent more than one for a larger group. Whether it's a cozy family retreat or a fun-filled group expedition, we've got you covered.

Old Rag Trailhead and Old Rag Foothills are about a 10-minute walk away from the main Old Rag trailhead, making them convenient for hikers and outdoor enthusiasts. They are also about a 15 minute walk away from the Nicholson Hollow Trail, another popular hiking destination. Old Rag Overlook is about 10 minutes from the trailhead. Note that you may now need to purchase a permit in advance for Old Rag: the latest National Park Service announcements are available here.
We welcome dogs! Guests can bring along up to three dogs, for an additional fee (given the additional cleaning required). The fee is $100 for one dog; $150 for two dogs and $200 for three dogs. Dogs must be at least one year old. Sorry, we do not allow cats under any circumstances.
There is wifi available, generally strong enough to stream movies, etc. Sometimes the signal is weak or unavailable, particularly in bad weather. There is extremely limited cell phone reception in the area, given the surrounding mountains. We recommend planning accordingly and using the wifi provided for communication.
Our properties offer a range of amenities, including private hot tubs, wood-burning stoves, well-stocked kitchens, outdoor gas grills, outdoor and indoor games, and mountain views. Old Rag Overlook also has a game room with a pool table and ping pong in its converted smokehouse.
Yes, you’ll find grocery stores, restaurants, wineries, breweries, and distilleries in the nearby towns of Sperryville and Madison. More details are available in the welcome package we send to guests once they have booked.
We typically have a two or three day minimum stay requirement, especially during peak seasons. Please check our booking calendar for specific details. There is also a cleaning fee, which is the same whatever the length of your stay.
For your safety and the environment’s, we ask guests to follow guidelines regarding outdoor fires, wildlife encounters, and respectful use of the surrounding land. Specific rules and recommendations are provided in our welcome package.
Trailhead & Foothills: The Hughes River is located directly across the street from these properties, with excellent fishing access within a short 10-minute walk. Virginia actively stocks the Hughes River with trout, along with two other nearby rivers.
Overlook (Etlan): Located in beautiful Etlan, Overlook is situated in a premier trout-fishing corridor. Guests are just a short drive from legendary native mountain streams, including the Rose River, Robinson River, Hazel River, and the world-class native brook trout waters of the upper Rapidan River.
Fishing seasons, trout stocking, licenses and regulations are available on the Virginia DWR website.
Trailhead & Foothills: Each of these houses features 4 bedrooms with 5 beds, accommodating up to 10 guests. If your group includes children, we can make a playpen/crib available upon request. For groups larger than 10, you can book Trailhead and Foothills together, or add Overlook and rent all three properties at once (subject to availability).
Overlook (Etlan): Our expansive Overlook estate features 6 bedrooms with 11 beds, comfortably accommodating up to 18 guests.
Trailhead & Foothills: These two properties are located right next door to each other. Walking from one to the other takes less than five minutes.
Overlook (Etlan): Our Overlook property is a private estate located about a 10-minute drive away from both the Trailhead and Foothills homes, making it easy to coordinate if you are booking multiple properties for a massive group.
