There's a particular kind of quiet that settles in when you turn up the drive at Old Rag Overlook — 800 feet up, mountains rising on every side, Old Rag foremost among them, 32 acres of hayfields and woods rolling out around them, and the sense that whatever brought you here is about to happen just the way you pictured it.

Picture the trip you actually want: coffee on the porch as the sun comes up in a wide orange sky to the east, and a glass of wine on that same porch as it sets in reds and pinks over Graves Mountain to the west. Eighteen people around one long reclaimed-wood table for a family dinner, or split into three smaller groups when the mood calls for it. A soak in the hot tub after everyone gets back from Old Rag, trail dust and all. Kids running the open ground between the main house and the cottage while the adults finally sit still for a minute. A fire going out front long after the sun's dropped behind the ridge, under a night sky dark enough to see every star — there's no light pollution out here.

That's what this property is built for. Old Rag Overlook is part of the Old Rag Escapes collection of renovated Shenandoah farmhouses near Old Rag.

The main house (about 3,000 square feet) sleeps 8 across three king bedrooms and a fourth with a twin trundle, with four bathrooms — two on the main floor, two upstairs, two newly renovated and two brand new. Its dining room might be the single most-used room on the property: three custom 60x60 reclaimed-wood tables that become one long table for the whole group, or split apart for a kids' table and two more for the adults. Just off the kitchen and dining room, the living room looks out at Old Rag through two large picture windows — the mountain shows up snow-capped some winter mornings and neon orange during Blue Ridge autumn. A separate sitting room opens onto the same view through two large French doors, and a cozy game room rounds out the ground floor for quieter evenings. Every room in the house, in fact, looks out at the mountains. One king bedroom is on the main floor, a few steps from either porch, for anyone who'd rather skip the stairs. Step outside to the front porch and there's a swing and two rocking chairs, plus a firepit with the mountain laid out in front of it. Off the side of the house, just off the sitting room, a new bluestone patio holds the hot tub and a new Weber grill.

The cottage next door (about 1,000 square feet) is fully renovated and sleeps 10 in two bedrooms, each with a queen and a twin XL–over-queen trundle, plus two full bathrooms with dormer windows and natural light, a living room, and a kitchenette shelved in the same reclaimed wood found throughout the estate. Out back, a small bluestone patio looks over meadow, woods, and mountains — deer in the back meadow are a regular sight — and a tree swing sits near a small, historic 18th-century family cemetery, one of the quieter corners of the property. Another tree swing hangs between the main house and the cottage.

When the group wants a change of scene, the old smokehouse — about 1,200 square feet, fully converted — holds a game room of its own: an 8-foot pool table, ping pong, a table built for board games, and a bar made from the smokehouse's own reclaimed wood, all under the original beams. Outside, an elevated deck with a picnic table catches the same mountain view.


Nearly 5,700 square feet of living space across three buildings, and not a single room without a mountain view — Old Rag Overlook Estate is one property built to feel like several, so your group never runs out of places to be together, or apart. The 32 acres themselves are a mix of hayfields and woods, part of an active hay farm, and guests are welcome to take in the mountain views and open ground while respecting farm operations and posted boundaries. Old Rag's trailhead is just 10 minutes away — bring the hiking boots.

Dogs are welcome and should be included in your reservation: a $100 pet fee applies for one dog per stay, and up to three dogs may be accommodated for an additional $50 per dog, per stay. Dogs must be at least one year old; no cats.

A note on accessibility: Old Rag Overlook s not ADA compliant (standard door widths throughout). The main house's main-floor king bedroom (a few steps, minimal stairs) and both cottage bedrooms (no interior stairs) are the most workable options for guests with limited mobility — if that's a consideration for your group, please reach out before booking so we can talk through whether it's a good fit.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 21 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 10 days prior to the arrival date of the reservation. For cancellations made within 10 days prior to the arrival date, no refund will be issued. Grace period with free cancellation (no cancellation fees or partial refunds possible) for 24 hours after booking if arrival is at least 72 hours away at time of booking.

Rates are for the full compound (main house + cottage) for up to 18 guests. Dogs are welcome and should be included in your reservation: a $100 pet fee applies for one dog per stay, and up to two more dogs may be accommodated for an additional $50 per dog, per stay.
